Capital Transactions was established by David Watson in 2001 following the sale of his majority interest in FPD Savills, Queensland. Having been a real estate agent for 20 years, the last 13 as principal of his own company, David took the opportunity to continue his progression in the property field and establish a new property development company.
The desire to create the investment rather than merely transact the asset was the principal motivating factor in his decision.
From David’s time in the agency, he has learnt that the strength of any property lies not only in its location but also in the calibre of its income stream and tenancy mix. This fundamental understanding has resulted in a keen focus on the leasing component of any project undertaken. Building strong tenant relationships is a key part of the Capital Transactions operation and all leasing is done in-house.
This approach has been successful, and to date every project undertaken has been 100% leased upon completion.
Director - Projects
With a real estate agency background that commenced in 1984, Chris has been involved in transactions in all sectors of the property market. During his time in agency he has worked alongside some of Brisbane's leading developers and was involved first hand in the purchase, leasing and sale of retail, industrial, commercial and residential development projects.
After leaving real estate agency Chris spent three years learning in greater detail how to identify, manage and deliver all facets of a project. This period proved invaluable and provided him with the experience and understanding of property development that has been the platform for many successfully completed Capital Transactions developments.
Since joining Capital Transactions in 2002, Chris has worked in conjunction with David Watson and together they have undertaken the identification, acquisition and delivery of numerous development opportunities. Projects to date have included existing centres that required re-leasing and refurbishment plus Greenfield sites that required anchor tenant precomittment and full town planning approvals.
He enjoys strong relationships with national retailers and as such can ensure quick decisions when assessing the tenant demand for retail development opportunities.
Michael joined Capital Transactions in July 2009 after spending two years working as a sales agent for one of Brisbane's leading industrial property agencies. During that time his primary role was to negotiate the sale of industrial and commercial properties in the southern suburbs of Brisbane, specifically, Slacks Creek through to Yatala.
Throughout that time Michael also worked on completing his university degree at the University of Qld, St Lucia campus. He graduated in July 2009 with a Bachelor of Business Management, majoring in Real Estate and Development.
From a knowledge of tenant requirement Michael's focus at Capital Transactions is to identify sites in areas with known demand. Once a potential site is identified Michael constructs the projects feasibility.
